Finland's housing market stirs

”Right now is probably the best time to buy a home in decades,” the Federation of Real Estate Agency's CEO says.

Housing sales in Finland began to rise last year, according to the Federation of Real Estate Agency.

It said that there were more than 58,000 properties sold in 2025, or around 11 percent more than in 2024.

The value of last year's sales was approximately 11.5 billion euros, according to the federation.

However, both the number of real estate transactions as well as their value remained clearly below the peak seen in 2021, when more than 85,000 residential properties changed hands.

"Ten years of housing price levels have practically been wiped out in Finland. Consumer confidence has been shaky in recent years. But right now is probably the best time to buy a home in decades. The price level of homes in relation to income levels is very attractive. First-time home buyers in particular should be on the move now," the federation's CEO, Tuomas Viljamaa, said in a press release on Monday.

According to Viljamaa, the biggest sales bumps were seen in the regions of Northern Ostrobothnia and Uusimaa — with Oulu and the Helsinki area deemed to be "clear growth areas".

He said that out of all of Finland's largest cities, "only Jyväskylä saw fewer housing sales than in 2024".

"The decline in housing prices has leveled off and sales times remained very stable throughout 2025. It is expected that sales times will start to shorten in 2026, at which point prices will also start to rise," Viljanmaa said.

Meanwhile, sales of newly built properties continued to decline last year.

The federation represents more than 3,500 operators in the real estate industry.
